Occupiers perceive that awareness and implementation of best practice are improving, but they are keen for more to be done |
| The industry has become more aware and focused |
'Suddenly everyone has woken up to the importance of sustainability. Last year, people knew about it, now they KNOW about it. It's in mission statements.' 'There is greater awareness, from construction upwards.' 'My general sense is that it's one of the successes of the property industry. The focus the industry has given to it is quite remarkable.' |
| Technology has advanced |
'There has been progress in using alternative fuels and insulation. There's been a lot of headway in carbon reduction.' |
| Some see EPCs as a step forwards | 'We've seen EPCs come in. There is a much greater awareness and desire in the property industry for environmental performance.' |
| Some progress has been made, especially in new builds |
'I have been looking at a number of new builds and everyone is much more aware of the energy performance of the building and how environmentally friendly the construction is.' 'They have made strides because they have tightened up in so many areas, such as insulation, carbon omissions and waste development.' |
| But some perceive that progress is driven by legislation | 'Initiatives are driven by legislation. There doesn't seem to be a genuine desire on the part of property suppliers to move forward on this.' |
| Awareness does not always translate into action |
'I think a lot of what is happening is just paying lip service to change. There never seems to be any checking back to see if the promises made about a building are a reality.' 'Best practice in environmental initiatives has always been weak in the property industry. Information should be more readily available at the time of viewing a property.' |
| Costs are an issue in the current economic climate |
'I think that the Green Agenda is on the back-burner whilst the economy is in turmoil. Private sector landlords aren't particularly interested in making the investment and I don't think there's any push from tenants either. In the current economic climate these marginal issues are going to be excluded.' 'Things that save money and are easy are done. Things with a long term pay back are not considered.' |
| Implementation of initiatives on old stock is limited |
'It's moving up the agenda but there is still such a huge stock of old property. It will take decades to get them through the sausage machine. Some older ones will never get into BREEAM and no-one will tear them down and start again.' 'There is much willingness to discuss environmental initiatives on new stock but none at all on existing properties. ' |
| Some believe that landlords could be doing more |
'We've seen little interest from anyone in the property industry. They do what they're legally required to do but that's it.' 'The landlord does not help us in any way and we have never asked for any assistance. Maybe the landlord could offer communal recycling.' |
