How do you rate facilities services provided by landlords and managing agents?

There is considerable variation in service standards across the industry; many occupiers would like to receive better standards and better value.

Some say that services are good, but expensive 'The facilities provided in shopping centres are generally good, but landlords don't seem to appreciate that we're under financial strain.

'They go overboard getting good services, with no incentive to keep costs down.'
Some find services over-specified 'The level of service is good, but often is far higher than we require or want to pay for.'
Others find service standards inconsistent 'Cleaning and security are generally good but maintenance is slow.'

'On the whole it's not too bad but maintenance drags it down. Reception and security fare better.'
Service quality varies with property supplier 'Some are really great and some are useless. It totally depends on the quality of the landlord. The professional landlords like Land Securities and SEGRO have got quite sophisticated. It's their day job and their business and they more or less get it right.'

'The larger landlords' provision of facilities is superior to the smaller landlords.'
There is a perceived conflict of interests 'There's always a conflict because the facilities provider or managing agent works for the tenant but is paid by the landlord.'

'There's an incentive for the landlord not to worry about how much things cost; in fact, there is an incentive to charge as much as they can.'
Some would prefer a more tailored service 'Property suppliers need to offer more complex, bespoke facilities packages.'

'Facilities are too traditional. Property suppliers aren't attending to the demands of sophisticated occupiers.'
Value for money is imperative in current economy 'We are entering a period where landlords are trying to keep costs down in shopping centres and this will have to get better over the next few months. They need to make sure that they get more firms on board that can provide value for money for occupiers.'

'They don't adjust the services to suit the economic climate.'
Resignation! 'It is part of the terms of the lease so unfortunately you have to accept the service offered. If you had to buy this service as a stand alone you would not accept the standard provided.'

'The services are good, but as we are tied into a lease, we cannot choose our own contractors and we also have to pay commission.'
